Floyd County Rental Investing in 2026: A $165,100 Discount to Atlanta, Two MLSs Telling Two Stories, and a $1.2 Billion Employer on the Way

Floyd County’s September housing data show a $249,900 median sale price, while Rome rental listings show a $1,349 monthly median rent. Two local market reports agree on the sale-price figure but report different sales counts and year-over-year price changes. Investors should use a consistent dataset, verify rents at the property level, and account for parcel-specific taxes.

Floyd County real estate market trends: September 2026

The FMLS-based Floyd County report was published October 15, 2026, using source data dated October 15. It reports a median sale price of $249,900, down 2.2% year over year. The county median was $165,100 below the Greater Atlanta median for the same month. This is a market comparison, not a claim that the same home would sell for more or less because of its county. The report notes that the mix of homes sold in each geography can differ substantially.

Other FMLS measures point to mixed conditions. Month-end active listings totaled 329, up 1.9% year over year. New listings reached 122, up 14.0%, while pending sales were 57, down 5.0%, and closed sales were 61, down 18.7%. Average cumulative days on market measured 76, up 13.4%. Months of supply was 4.8, down 5.9%. The sale-to-original-price ratio was 93.5%, up 2.2%, and median price per square foot was $164, up 5.8%.

The simultaneous decline in median sale price and increase in price per square foot is not necessarily inconsistent. These measures can respond differently to the mix of properties sold, including size, location, condition, and property type. They do not establish that an individual home gained or lost value.

Two MLSs, two sets of transaction counts

The Greater Rome Board of REALTORS September market brief, published October 16, 2026, reports Georgia MLS data for the Greater Rome market. It also gives a $249,900 median sale price. It reports 86 closed sales, however, compared with FMLS’s 61. The reported year-over-year median-price change also differs: GRBOR reports an 8.5% decline, while the FMLS report gives a 2.2% decline.

These reports track different pools of properties. For comparable analysis, investors should establish which MLS database supports an agent’s sales comps and follow that source consistently. Combining one source’s sales count with another source’s price trend can produce a misleading account of local activity. The FMLS report also notes that its statistics may be revised.

GRBOR’s headline, “Pending Contracts Rebound as Prices Decline,” describes the split between completed and prospective activity. Pending contracts reached 91, up 28.2% from August’s 71, but remained 10.8% below the year-earlier figure. The median price was down 5.3% from August and 8.5% year over year. Pending contracts are a forward-looking indicator of potential closings; the median price describes completed sales. The September increase may precede higher closing activity, but it does not guarantee it.

Rome rental market: rents vary by bedroom count

Zumper’s Rome rent research, updated November 2, 2026, reports a median rent of $1,349 per month as of October 2026. Its rolling 30-day, listing-based measure was up 8% year over year and flat month over month. The page reports 119 rentals listed and a median 29% below the national median of $1,900.

Bedroom-level figures differ. Studios and one-bedroom units were around $900, two-bedroom units around $1,150, three-bedroom units around $1,500, and units with four or more bedrooms around $2,195. One-bedroom rents were down 7.7% year over year, and four-plus-bedroom rents were down 8.5%, while the citywide measure rose 8%. These listing data indicate variation by unit size. They do not establish achieved rents for a specific property or a guaranteed demand pattern. For single-family rental analysis, two- and three-bedroom comparables should be checked against the property’s location, condition, and competing listings.

A gross rent-to-price screen, not a return forecast

Compared with the $249,900 FMLS county median sale price, a $1,349 monthly rent represents about 0.54% of price per month. Annualized, the rent is $16,188, or about 6.5% of the county median price. These are arithmetic screening measures using a Rome listing-based rent median and a Floyd County sale-price median. They do not pair rents and sale prices for the same homes.

The gross figure excludes property taxes, insurance, vacancy, maintenance, management, utilities, financing, and acquisition costs. It is not a cap rate, cash-on-cash return, or guarantee of performance. A property-level analysis requires verified rental comparables and actual operating estimates.

Pirelli expansion: a long-term employment signal

On September 22, 2026, the Georgia Governor’s Office announced that Pirelli plans a multi-year $1.2 billion expansion of its Rome facility, with 1,000 new jobs. The company currently employs 234 Georgians. The expansion is planned in two phases, beginning with robotics equipment and followed by traditional manufacturing. Bulk hiring is expected to begin in 2029, with full operations projected for 2033.

This schedule matters to underwriting. Rents on a property purchased in 2026 should be based on current demand and existing employment, not on jobs expected several years later. Pirelli may provide future demand potential, but those positions should not be counted as current tenant demand.

For current employment context, the Rome-Floyd County Development Authority’s manufacturer list includes Lowe’s, Kellanova, International Paper, and Suzuki Manufacturing. The area also has healthcare and education institutions, including AdventHealth, Georgia Highlands College, and Berry College. The development authority’s manufacturer list is dated June 2024 and identifies employers without establishing current hiring demand or renter counts. Elevated Steel’s Floyd County site expansion, reported by Coosa Valley News on March 26, 2026, is another local employment research lead.

Property taxes depend on the parcel and jurisdiction

The Floyd County 2026 tax digest history lists a 9.4500 net M&O millage rate for unincorporated Floyd County, after a 2.4533 local-option sales-tax credit. It lists gross M&O millage of 11.9033 and a 2.85% net tax increase. These county figures should not be applied as a complete tax estimate to a Rome property or another parcel in a different taxing jurisdiction.

For the City of Rome, Coosa Valley News reported on August 6, 2026 that the total millage remained 26.25 mills, while components changed: city M&O from 7.75 to 8.25, capital from 1.75 to 2.00, and Rome City Schools from 16.75 to 16.00. The report described the change as a technical tax increase because digest growth collects more revenue, despite the unchanged total rate. It also reported Commissioner-Elect Shane Cowan’s observation that owners of non-homesteaded properties would bear a larger share of the increase because most homesteaded properties had lower assessments. Investor-owned properties are generally non-homesteaded.

Investors should confirm the parcel’s taxing jurisdictions, assessed value, exemptions, and tax history with the Floyd County Tax Commissioner and county records. The estimate for one parcel should not be based solely on a county or city headline.

Georgia Real Estate Law & Process for rental owners

A Floyd County rental purchase follows Georgia closing practices. Landlord obligations under Georgia law apply, including requirements involving property condition and security deposits. Tenant screening must also comply with fair housing requirements. These issues should be addressed before leasing, with qualified guidance where required.

GPC’s resources on Georgia tenant screening and property management for Georgia landlords provide additional operational context. For financing comparisons, see the guide to DSCR loans in Georgia. Atlanta-area buyers comparing markets can also review GPC’s Q4 2026 Atlanta rental market outlook.

Investor education: apply the data at property level

Floyd County and Rome provide multiple indicators for review: lower median sale price than the Greater Atlanta comparison, different transaction narratives across MLS sources, varied Rome rents by bedroom count, and a major employer expansion on a multi-year schedule. None substitutes for a property-specific analysis.

For an investment property for sale, verify comparable sales and rents from a consistent source, estimate operating expenses, review the parcel’s taxes, and base current rent assumptions on current listings and market evidence. Treat the Pirelli expansion as a future consideration rather than a 2026 rent input.
