Spalding County Rental Investing in 2026: Griffin’s $122,138 Discount, 88.1% List-to-Sale Ratio, and Why Thin Volume Changes the Math
Spalding County offers a substantial price difference from the Greater Atlanta median. It also presents limited transaction volume and slower market movement. Those conditions can create room for negotiation, but they make individual property selection and exit assumptions especially important.
September 2026’s county median sale price was $294,862, or $122,138 below the Greater Atlanta median for the same month. That discount exceeded the $102,797 gap reported for Carroll County in the previous day’s Atlanta market update. Spalding is not the lowest-priced county in the Greater Atlanta reporting area. Simply List’s September reports put Chattooga County’s median at $210,000.
These are county-level benchmarks, not valuations of specific homes. Spalding includes Griffin, Orchard Hill, and Sunnyside, with historic homes, established neighborhoods, newer communities, and rural properties. Property type, condition, location, and buyer demand can vary substantially within the county.
Spalding County real estate market trends in September 2026
The following figures are from FMLS/InfoSparks, reported by Simply List on October 2, 2026. Year-over-year comparisons are to September 2025.

| Measure | September 2026 | Change year over year |
|---|---|---|
| Median sale price | $294,862 | +13.4% |
| Homes for sale | 129 | +10.3% |
| New listings | 44 | -27.9% |
| Pending sales | 18 | -35.7% |
| Closed sales | 10 | -41.2% |
| Average cumulative days on market | 58 | +65.7% |
| Months of supply | 7.0 | +29.6% |
| Average sale-to-original-list ratio | 88.1% | 6.7% lower |
| Median price per square foot | $155 | +14.0% |
A rising median price alongside fewer closed sales does not establish that values increased for every property. Median prices reflect the mix of homes that sold during the period. With only 10 county closings, a small number of transactions can affect the monthly picture. The 88.1% figure is the average sale-to-original-price ratio, not a forecast of the discount available on a particular investment property.
The inventory and timing measures point to potential buyer leverage. They do not guarantee a low purchase price or an easy resale. Spalding had 7.0 months of supply and an average of 58 cumulative days on market. Meanwhile, only 10 sales closed, and the year-over-year closed-sale count fell 41.2%. A thin market can make comparable sales less representative and exit timing less predictable.
Griffin data requires a smaller geographic lens
Third-party Redfin estimates for September 2026 put the median sale price and average days on market at $265,000 and 54 days for Griffin ZIP code 30223, and $302,000 and 73 days for ZIP code 30224. These are ZIP-level estimates, not FMLS county statistics, and should not be combined with the county’s 10 closed sales as if they were the same dataset.
Rental estimates and investment property for sale
Rent estimates also depend on coverage and method. RentCafe reported an average Griffin apartment rent of $1,339 as of October 11, 2026, up 0.78% year over year. Its apartment-size estimates were $1,217 for a one-bedroom, $1,300 for a two-bedroom, and $1,537 for a three-bedroom. Zillow reported an average rent of $1,275 as of October 20, 2026, using a different methodology.
These figures describe apartment averages or rental listings. They are not achievable-rent estimates for an individual house. A single-family property requires comparison with relevant rentals that match its location, size, condition, and features. That rent evidence should be reviewed before an offer is made, not assumed from a citywide average.
For an investment property for sale, the acquisition price alone is not an underwriting result. Review expected rent alongside taxes, insurance, repairs, maintenance, management, vacancy, leasing expenses, and financing terms. The GPC investment process outlines acquisition and ownership considerations. For related local context, see the Clayton County rental investing guide and the Q4 2026 Atlanta rental market outlook.
Local demand drivers and limits
Several employers and institutions are relevant to local demand, but announced projects do not establish future rent levels or occupancy for a particular property.

- Prime, Inc. announced a more than $160 million Southeastern regional trucking hub at High Falls 16 Business Center near Griffin. The planned 161,000-square-foot facility is expected to add more than 120 full-time jobs and more than 50 professional-driver positions. - NewCold began construction in 2026 on a $375 million automated cold-storage warehouse at High Falls Industrial Park. The project is projected to create up to 175 jobs. Source: Griffin Daily News.
- UGA Griffin is expanding academic and research activity. In April 2026, the University Council approved the expansion of seven majors to the Griffin campus. In October 2026, UGA opened a Controlled Environment Agriculture greenhouse, described as the first of its kind for the Griffin campus. Sources: UGA Griffin, April 2026 and UGA Griffin, October 2026.
- Wellstar Spalding Regional Medical Center is a 160-bed acute care hospital and a major local healthcare employer. Approximately 798 employees are reported for the facility.
- Data centers remain part of the county’s development agenda. Four campus projects have been described as being in different stages of approval or development. Project status and timing should be verified before they are treated as established employment or rental-demand drivers. Source: Griffin Daily News, April 2026.
The U.S. Census Bureau estimated Spalding County’s population at 70,775 on July 1, 2025, up 5.2% from the 2020 census base of 67,297. Griffin’s estimated population was 23,896, up 1.9% from 2020. Population estimates provide context, but do not show the number of households seeking a specific rental type or location.
Property taxes and due diligence in Georgia
For 2026, Spalding County approved a General Fund rollback millage rate of 14.773. The City of Griffin adopted a rollback rate of 5.609, and the Griffin-Spalding County School System millage was 16.393, unchanged from the prior year. The city rate applies to properties within Griffin city limits. The applicable levies depend on the property’s jurisdiction.
Georgia assesses property at 40% of fair market value. A rollback rate does not determine an individual parcel’s tax bill. The assessed value, exemptions, location, and applicable levies affect the final amount. Property-specific figures should be confirmed with the Spalding County Tax Commissioner.
Due diligence should include verifying recent comparable sales and rental listings, property condition, likely repair costs, tax history, insurance quotes, and the resale market for that property type. Tenant screening and rental-program requirements also need to be reviewed before leasing. GPC’s guides to Georgia tenant screening and Atlanta Housing Choice Voucher investing provide additional investor education.

How to assess Spalding County rental investing in 2026
The September figures suggest a market where negotiation may be possible, alongside meaningful liquidity and exit-timing risks. The county discount is relevant for initial screening. It is not a sufficient reason to buy. With only 10 September closings, property-level comparisons and conservative resale assumptions matter more than county averages.
A purchase decision should be based on verified rent for the specific property, a complete operating-cost estimate, and a holding plan that does not depend on a fast resale. Market trends can inform the analysis, but they cannot replace property-specific due diligence.
