Gordon County Rental Investing in 2026: A $137,500 Discount, New Builds Under $200,000, and the Lowest County Millage Since 2002

Gordon County’s September 2026 median sale price was $277,500, or $137,500 below the Greater Atlanta median reported for the same month. That is a comparison between different groups of homes, not a price discount on equivalent properties. New homes were advertised from $199,990, and the county set its tax rate at 7.7 mills, the lowest since 2002 according to the county’s October report.

These figures establish screening points, not an investment result. Property condition, location, rent comparables, financing, taxes, and operating costs require property-level review.

Gordon County real estate market trends: September 2026

The FMLS-based Gordon County report, published October 15, reports a median sale price of $277,500, down 13.3% year over year. The county recorded 38 closed sales, down 7.3%, and 36 pending sales, down 28.0%. New listings reached 78, up 4.0%, while month-end active inventory totaled 232, up 11.0%.

Months of supply measured 4.8, down 4.0% year over year. Average cumulative days on market was 74, up 15.6%. The sale-to-original-price ratio was 93.0%, down 3.9%. These measures show a mix of price adjustment, weaker pending activity, and more active listings, alongside a supply figure that was slightly lower year over year.

The Northwest Metro Association of REALTORS September market brief, using Georgia MLS data, also reports a $277,500 median sale price. It records 38 sales and 232 active listings. The reported median is consistent across the two databases, while some other metrics differ.

Two databases agree on median price, but not days on market

The FMLS report gives average cumulative days on market of 74. Georgia MLS reports 34 days on market and 42 cumulative days. These figures should not be combined. Definitions and reporting practices differ between databases.

For comparable analysis, use one database consistently for sales evidence and days-on-market trends. The same rule applies when comparing price changes over time. The matching median does not establish that every reported measure is interchangeable.

The $137,500 gap between the Gordon County median and Greater Atlanta median is also not a like-for-like valuation. The composition of homes sold in the two geographies can differ substantially. The figure is regional market context, not evidence that an equivalent home costs $137,500 less in Gordon County.

Calhoun rents and a basic screening calculation

Apartment List’s Calhoun rent page, updated approximately October 29, lists averages of $1,302 or more for one-bedroom units, $1,461 or more for two-bedroom units, and $1,805 or more for three-bedroom units. The page reports 53 rentals available on its platform and says prices were trending down.

Comparing the reported two-bedroom rent of $1,461 with the county median sale price of $277,500 produces an arithmetic screen of approximately 0.53% monthly, or 6.3% of the price annually. This is not a cap rate or return estimate. The rent and sale price come from different sources and property samples. The calculation excludes vacancy, management, repairs, insurance, taxes, utilities, financing, and transaction costs.

New construction: investment property for sale below $200,000

New construction is a central feature of Gordon County’s current price range. A mid-October review by The Martin Group listed Riverside at Calhoun from $199,990. Other advertised starting prices included Fair Oak and Laurel Creek at $214,990, Ridge View townhomes at $248,005, and Saddle Ridge and Heritage Grove at $249,990. These were below the August 2026 county resale median of $290,500 used in that report.

The advertised starting price typically describes a community’s smallest plan. At Heritage Grove, the cited Aruba Bay plan was listed at $249,990 for 1,153 square feet, about $217 per square foot. A Hudson plan at $319,990 and 2,718-plus square feet worked out to about $118 per square foot. A move to a mid-size plan can therefore bring the purchase price closer to the resale median.

The same builder page can also show different starting-price language. Smith Douglas advertised Saddle Ridge from $249,990 while describing its 195 homes as starting in the low $300,000s. A three-bedroom, 1,826-square-foot Saddle Ridge home closed at $305,000 in May 2026, according to the Martin Group report. Advertised base prices should be checked against current plan availability and written pricing.

Builder promotions were also reported at the time of the review. Smith Douglas advertised a 4.99% rate on a 5/1 adjustable-rate mortgage at select communities, with APRs of 6.636%. Ryan Homes advertised 5.125% at Riverside and Heritage Grove, with APRs of 5.858% and 5.833%, respectively. These are different loan products. The terms, eligibility, fees, and APR should be reviewed with the lender.

Some communities offered flex cash subject to contract and closing deadlines. Reported offers included up to $10,000 at Laurel Creek, up to $15,000 at Saddle Ridge, and up to $10,000 at Ridge View for qualifying contracts signed October 1 through December 31, 2026, and closed by January 31, 2027. Builder terms can change. HOA dues were not listed on the reviewed builder pages for the communities noted above. The full monthly ownership cost therefore requires confirmation.

For an investor comparing new construction with resale, the analysis should use the specific home and plan under consideration. Review price, square footage, expected rent, taxes, HOA obligations, financing, and any incentive conditions. GPC’s guides to the BRRRR method and DSCR loans in Georgia provide related financing and acquisition context.

Gordon County and Calhoun: Neighborhood & Suburb Guides

Gordon County includes Calhoun, Resaca, and Fairmount, with city neighborhoods, suburban development, and rural residential properties. Connections to the I-75 corridor also affect how buyers assess access to employment and services. Countywide figures do not describe the same housing type or conditions across all these areas.

A rent or sale comparable should be selected for its relevance to the subject property, including location, property type, size, age, condition, utilities, and association requirements. A county median is a reference point, not a substitute for local comparable sales and leases.

Georgia Real Estate Law & Process: tax rates and parcel review

Gordon County’s October 20 administrator’s report says the county set a 7.7-mill rate. It states that 2002 was the last year the rate was lower. The report estimates that a $250,000 homestead property will receive about $618 less in property taxes than the prior year when combined with state tax relief and a county school rollback. That estimate applies to a homestead example and should not be applied directly to a rental property.

Coosa Valley News reported a combined county and Gordon County Board of Education rate of 22.229 mills: 7.7 county mills plus 14.529 school mills. The applicable bill depends on the parcel’s taxing jurisdictions and assessment. Calhoun City Schools set a separate FY2027 rate of 10.888 mills, according to the supplied reporting. Confirm which school and municipal rates apply to the property.

Officials stated that many commercial property owners could see higher taxes following the county’s first complete commercial property reassessment since 2018. Residential rental properties are generally non-homesteaded, and the tax treatment can differ from an owner-occupied homestead. Investors should verify the assessment and projected bill for each parcel before acquisition.

Gordon County 2026 tax rate and local employment figures

The county administrator’s report also states that Stow Group invested more than $50 million in a Gordon County facility and expects to employ about 200 workers, including skilled positions. The county said it granted no tax abatements for the project and that Stow would pay taxes immediately. This is local employment context. It does not establish rental demand, tenant income, or achievable rents.

Investor education and Atlanta market updates

The September figures point to several items for acquisition review: falling median prices, weaker pending sales, more new listings, and inventory near 4.8 months. The rent figures and new construction provide additional screening data, but neither confirms the operating performance of a specific investment.

Compare verified rents and sales for the subject property. Include vacancy, management, maintenance, insurance, taxes, financing, HOA dues, and leasing costs in the operating model. Check builder incentives and tax estimates against current written terms and parcel records. For additional Atlanta market updates, consult current market reports while keeping county-specific data separate.
